Breakout B | Application and Lease Essentials

Speaker: Scott Lukes, Echo Summit Property Management

Property Management has become an incredibly complicated business that is fraught with financial risk and legal liability… especially for real estate licensees.  From dealing with marijuana legalization, to the reality that tenants are becoming very smart and very prepared to “take on the landlord”, the Rental Application and the Lease Agreement set the stage for a seamless rental experience, and minimizing landlord liability.

This session covers essential elements of the application and lease to help limit this liability.  Topic include:  landlord stance on marijuana, tenant selection criteria, requirements to secure property, how to ensure no surprises at the lease signing table, running background and credit checks, security deposit disposition, right to enter, renters insurance, maximizing flexibility to use tenant SD funds for repairs, dealing with lease violations and late rent, dealing with HOA rules and regs.
